Property purchases
We know the importance of avoiding delays and hiccups in the property purchase process. If you ask us to deal with your conveyancing, we will start work straightaway, ensuring we are ready to deal with the necessary due diligence work as soon as the contract package is received from the seller’s solicitor. You can instruct us as soon as you start looking for a property so that we can verify your identity, which we are required to do, and obtain the initial information that we need from you.
Once the contract papers are received, we will apply for searches and go through everything that has been provided, raising enquiries with the seller’s solicitor. When we have the search results and satisfactory replies, we will report to you on the property, drawing your attention to anything you need to be aware of.
The next stage is to sign the contract, which will only become legally binding on exchange and provide us with cleared funds for the deposit. This is usually 10% of the purchase price and is paid to the seller’s solicitors on exchange. If you are tying in a sale, we can usually use the deposit from this. We will negotiate with you and the seller’s solicitor to agree on a date for completion, then contracts will be exchanged, and the completion date will be set.
We will carry out the final checks and let you know how much we will need from you. On the day of completion, we will send the balance of the purchase money to the seller’s solicitor and confirm with you as soon as this has been received. You will then be able to liaise with the estate agent to pick up the keys.

Property sales
We always aim to move a property sale forward effectively, avoiding delays by providing information when requested and checking in regularly with the buyer’s solicitor to ensure they are also moving matters forward.
You can instruct us once you decide to market your property. We will send you the initial forms for completion, including property information and fixtures and fittings forms so that we can send out the initial contract documentation straightaway once a buyer is in place.
If you have a related purchase, we will work to ensure that both transactions are able to go ahead together without delays.
Leasehold matters
If you are a leaseholder, you are likely to have the following rights:
- The right to extend the lease
- The right, together with other flat owners in the building, to manage the freehold
- The right, together with other flat owners in the building, to buy the freehold, known as enfranchisement
